Habitational Broadening Endorsement

The Broadening Endorsement provides additional protection through the endorsements listed below:

  • Business Income and Extra Expense from Dependent Property:
    Increases coverage limit to $50,0000 for business Income and extra expense due to physical loss or damage at the premises of a dependent property or secondary dependent property caused by or resulting from a covered cause of loss.
  • Blanket Waiver of Subrogation:
    Provides a waiver of the right to seek subrogation against a negligent third-party. This is contingent upon an Insured’s agreement to do so through written contract executed prior to the loss.
  • Aircraft Chartered with Crew:
    The exclusion is removed, and coverage is provided on an excess basis for aircraft chartered with crew.
  • Blanket Additional Insured
    By Contract with Primary and Noncontributory Clause: When agreed to by contract this insurance becomes primary, and non-contributory. Contribution will not be sought from other insurance of the Additional Insured.
  • Claim Data Expense:
    Provides $10,000 coverage limit to cover expenses incurred for preparation of claim data we require to document the extent of the loss. This coverage does not cover the costs of attorneys, insurance adjusters or their associates or subsidiaries.
  • Computer Fraud:
    Provides $5,000 coverage limit to cover loss or damage to business personal property resulting from the use of a "computer" to fraudulently cause a transfer of that property from the Described Premises or "banking premises."
  • Debris Removal:
    Increases coverage limit to $40,000 to cover the cost of removing debris resulting from a covered loss.
  • Electronic Data:
    Provides $25,000 coverage limit to cover damage to computers, media and data resulting from a covered cause of loss.
  • Extended Business Income:
    Extends the business income coverage limit to 120 consecutive days.
    Extension of Coverage – Bodily Injury: Extends coverage for bodily injury to include mental anguish, mental injury, shock, fright, disability and/or humiliation.
  • Fine Arts:
    Provides $2,500 coverage limit to cover loss or damage to fine arts such as antiques, paintings, etchings, drawings, tapestries, sculptures and fragile property such as porcelains, china and marble.
    Fire Department Service Charge: Provides $5,000 coverage limit to cover Fire Department service charge when called to save or protect your property from a covered cause of loss.
  • Incidental Medical Malpractice:
    Extends coverage for " bodily injury”, mental anguish, sickness or disease arising from the rendering of or failure to render services, including those included under the “Good Samaritan” laws.
  • Increased Supplementary Payments:
    Increases the coverage amount for the cost of bail bonds to $1,000 and loss of earnings to $500 per day.
  • Injury to Co-Employees:
    “Employees” are covered as insureds with respect to bodily injury to a co-“employee” while acting in the scope of employment.
  • Knowledge and Notice of Occurrence or Offense:
    Notice of a claim given to you (or your insurance, loss control or risk manager or administrator) should be reported immediately. Notice to any other employee does not constitute notice given to the insured.
  • Laptop Computers
    Worldwide Coverage: Provides $5,000 coverage limit to cover loss or damage laptop, palmtop and similar portable computer equipment, personal digital assistants (PDAs), and accessories owned by you anywhere in the world.
  • Loss or Damage to Tenant’s Autos:
    Provides $10,000 coverage limit for loss or damage to tenant’s parked automobile on the described premise resulting from a covered loss.
  • Lost Key Consequential Loss:
    Provides $5,000 coverage limit to cover the cost of consequential loss to keys and locks resulting from a damaged or lost master key caused by a covered loss.
  • Newly Acquired or Constructed Property
    Building Coverage: Increases the building coverage limit to $500,000 for newly acquired or constructed property.
  • Newly Acquired or Constructed Property
    Business Income Coverage: Provides $250,000 coverage limit for business income and extra expense for newly acquired or constructed property.
  • Newly Acquired or Constructed Property
    Business Personal Property Coverage: Increases the building coverage limit to $500,000 for newly acquired or constructed property.
  • Outdoor Property:
    Increases coverage limit to $20,000 (up to $1,000 per tree shrub or plant).
  • Personal Effects:
    Increases coverage limit to $5,000 for Business Personal Property to apply to personal effects owned by you, your officers, your partners or “members”, your “managers” or your employees.
  • Pollutant Cleanup and Removal:
    Increases coverage limit to $25,000 to cover expenses to extract "pollutants" from land or water at the described premises if the discharge, dispersal, seepage, migration, release or escape of the "pollutants" is caused by or results from a covered loss.
  • Primary and Noncontributory
    Other Insurance Condition: Places this insurance as primary to, and will not seek contribution from, any other insurance available to an Additional Insured under your policy as long as the Additional Insured is named on the policy and has an agreement in writing confirming the stated condition.
  • Reasonable Force
    Bodily Injury or Property Damage: Coverage is excluded when “bodily injury” or “property damage” is expected or intended on the part of the insured. But this exclusion does not apply if the “bodily injury” or “property damage” results from the use of reasonable force to protect persons or property
  • Reward Coverage:
    Provides $5,000 coverage limit or 10% of the amount of the covered loss, whichever is less, to reimburse for rewards paid for the successful return of undamaged stolen articles or arrest and conviction of any person persons who commits arson to any covered property.
  • Tenant Move Back Expenses:
    Provides $10,000 annual aggregate coverage limit to cover expenses incurred to move tenants back to the described premises after a covered loss renders their unit uninhabitable.
    Tenant Personal Property: Provides $10,000 annual aggregate coverage limit to cover expenses associated with temporarily moving or storing tenant's personal property or tenant personal property damaged resulting from a covered loss.
  • Unauthorized Business Card Use:
    Provides $5,000 coverage limit for your loss of “money” or charges and costs incurred resulting directly from the unauthorized use of credit, debit or charge cards issued in your business name.
  • Unintentional Omission:
    The unintentional omission of information or error in the information, does not prejudice your rights under this policy.
  • Water Back-Up and Sump Overflow:
    Provides $50,000 annual aggregate coverage limit to cover damage caused by water that backs up into the property through pipes, drains, sewer, water-service or sump pump.
